Green Bear Capital is now working with trusted real estate clients to be partners in both General and Limited Partnership structures that meet our investing strategy and due diligence requirements. Our goal is to work with groups that we have longstanding relationships with in order to use best in class investment platforms in order to deliver returns to our investors which includes high net worth, family office and institutional investors depending on the individual project.

 
 

Multifamily

Green Bear Capital has advised clients on both Value-Add Rehab and New Construction Apartments. We are currently executing a strategy which includes a multiple prong approach to the Multifamily market.

We have formed a partnership with a best in class Midwest owner/operator to look for both Value-Add and select New Construction developments. The partner has a proven track record of repositioning properties and delivering consistent cash yield to their investors with over 6,000 apartments under ownership. Although they are primarily located in the Midwest part of the partnership is to expand their geographic market footprint to include the Sunbelt states that are experiencing population growth. We believe that states with no or low state income tax will continue to experience population growth and jobs are following that growth. The partnership will be looking at both large and mid-size properties. In the case of the mid-size properties we believe that we can purchase numerous properties in the 100-200 unit category to accumulate a portfolio in target markets which will maximize current cash on cash returns while being able to sell the portfolio when it reaches appropriate size for a premium cap rate.

Green Bear Capital has extensive experience in advising and underwriting new construction multifamily and mixed-use developments which have delivered tremendous investor returns. We are capitalizing on that experience by selectively choosing sites that meet growth trends to deliver a product that will be institutional level upon completion. These properties will not deliver the current cash flow but should deliver higher IRRs at the conclusion of the investment. Construction projects that Green Bear has advised on have routinely delivered over 20% rates of return to both institutional and individual investors.

 

Opportunistic

Because of the deep relationships that the partners at Green Bear Capital possess they frequently see deals that have a need for equity capital that are not institutional but have a high projected return. These deals can range from for sale housing, industrial, hotels, marinas, and even single family rental market. We only work on deals that both Managing Partners see as a viable deal and we work to make sure that there is downside risk protection in place in the deals. In most cases Green Bear Capital or its Principals will be General Partners in such deals but there is the occasional opportunity that we will syndicate a single purpose investment vehicle to invest in extremely attractive deals.
